Pre-Listing Home Inspections (Most Popular for Sellers)

This type of inspection is also known as:

  • Pre-Market Inspection
  • Sellers Pre-Inspection
  • Pre-Listing Inspection

Pre-listing inspections can offer several advantages for sellers. Here are some benefits:

  1. Identifying Issues Early: Getting a pre-listing inspection can help sellers identify any issues with their property before putting it on the market. This gives them the opportunity to address these issues in advance, which can potentially save time and money during the negotiation process.
  2. Setting Realistic Expectations: Sellers who are aware of any problems with their property can set more realistic expectations for potential buyers. This transparency can help build trust and goodwill during negotiations.
  3. Avoiding Surprises: By knowing the condition of their property upfront, sellers can avoid unpleasant surprises during the selling process. This can reduce stress and uncertainty for both sellers and buyers.
  4. Speeding Up the Sale: Addressing any issues discovered during the pre-listing inspection can make the property more attractive to buyers and potentially speed up the sale process. Buyers may be more willing to make an offer on a property that has already been inspected and cleared of any major issues.
  5. Increasing Buyer Confidence: Providing a pre-listing inspection report to potential buyers can increase their confidence in the property and reassure them that it has been well-maintained.

While pre-listing inspections are not mandatory, they can be a valuable tool for sellers looking to streamline the selling process and maximize the value of their property.

New Build / New Construction Inspections

Airbnb / Short Term Rental (STR) Inspections

New Build or New Construction Inspections

Getting an inspection on a new construction home might seem counterintuitive since everything is brand new, but it can actually be very beneficial. Here are some reasons why:

  1. Uncover Construction Defects: Even though it's new, there can still be defects or issues with the construction that might not be immediately obvious to an untrained eye. An inspection can catch these problems early, before they become bigger issues down the road.
  2. Ensure Compliance: Inspections can ensure that the construction of the home meets todays building standards. This helps ensure that the home is safe and structurally sound.
  3. Identify Substandard Work: Sometimes, builders may cut corners or use substandard materials during construction. An inspection can catch these issues and ensure that everything is up to the expected quality standards.
  4. Peace of Mind: Knowing that your new home has been thoroughly inspected can provide peace of mind for homebuyers. It can reassure them that their investment is protected and that they're not inheriting any hidden problems.
  5. Opportunity for Corrections: If the inspection does uncover any issues, it gives the builder the opportunity to address them before the buyer moves in. This can save time and hassle later on.

While new construction homes may seem flawless on the surface, getting an inspection is a smart precautionary measure that can help ensure the quality and integrity of the home for years to come.

12 Month Independent Inspection vs Builders Warranty Inspection

Hiring your own inspector for a one-year-old home, rather than relying solely on the builder's warranty inspection, offers several advantages:

  1. Independent Assessment: A third-party inspector hired by you will provide an independent assessment of the home's condition. This ensures that there is no conflict of interest, as the inspector is working solely on your behalf to uncover any issues or defects.
  2. Thoroughness: While the builder's warranty inspection may cover certain aspects of the home, hiring your own inspector allows you to ensure a more thorough examination. Your inspector can check every aspect of the home, including areas that may not be covered by the builder's warranty, to provide a comprehensive assessment of its condition.
  3. Expertise: Professional home inspectors have the expertise and experience to identify potential problems that may not be obvious to the untrained eye. They know what to look for and can detect issues that could be overlooked during a cursory inspection.
  4. Documentation: The inspection report provided by your own inspector serves as valuable documentation of the home's condition at the one-year mark. This can be useful for future reference, especially if you encounter any issues later on or if you decide to sell the property.
  5. Negotiation Power: Armed with the information from your inspection report, you can negotiate with the builder to address any issues found before the warranty expires. This gives you the opportunity to have any necessary repairs or corrections made at no cost to you, potentially saving you money in the long run.

Overall, hiring your own inspector for a one-year-old home provides you with an independent assessment of its condition, ensures thoroughness and expertise, and gives you the documentation and negotiation power needed to protect your investment and ensure the long-term value of your property.

Thermal inspections, also known as infrared inspections, offer several benefits:

  1. Detecting Hidden Issues: Thermal inspections can reveal hidden issues such as moisture intrusion, electrical hotspots, insulation deficiencies, and even structural anomalies. These issues may not be visible to the naked eye but can lead to significant problems if left undetected.
  2. Preventive Maintenance: By identifying potential problems early, thermal inspections enable proactive maintenance, preventing small issues from escalating into costly repairs. Regular thermal inspections can help property owners maintain their assets and extend their lifespan.
  3. Energy Efficiency: Thermal inspections can pinpoint areas of heat loss or air leakage in a building's envelope, allowing property owners to address insulation deficiencies and improve energy efficiency. This can lead to reduced energy consumption and lower utility bills.
  4. Safety: Thermal inspections can identify electrical hotspots or overloaded circuits, reducing the risk of electrical fires and other safety hazards. Early detection of these issues allows property owners to take corrective action before accidents occur.
  5. Non-Invasive: Thermal inspections are non-invasive and non-destructive, meaning they do not require physical contact with the property. This makes them an ideal tool for inspecting hard-to-reach or hazardous areas without causing disruption or damage.

  2. Equipment Inspection: The inspector will inspect the pool's equipment, including the pump, filter, heater, and any other mechanical components. They'll check for proper operation, signs of wear or damage, and adherence to safety standards.
  3. Safety Features: Safety is a crucial aspect of a pool inspection. The inspector will evaluate the pool's safety features, such as fencing, gates, latches, and alarms, to ensure they meet local regulations and help prevent accidents, especially involving children.
  4. Water Quality: The inspector may test the pool water to ensure it meets health and safety standards. They'll check the water chemistry, including pH levels, chlorine levels, and clarity, to ensure the water is safe for swimming.
  5. Deck and Surroundings: The inspection may also include an assessment of the pool deck and surrounding areas. The inspector will look for hazards such as uneven surfaces, tripping hazards, or deteriorating materials that could pose a safety risk.
  6. Documentation: After the inspection, the inspector will typically provide a detailed report outlining their findings, including any issues identified and recommendations for repairs or maintenance. This report can help the property owner understand the condition of their pool and prioritize any necessary improvements.
